Time is money. If you buy a freestanding single-family home, I suggest you sock away $1.50 a square foot into an account for home repairs. And make sure you have a lot of PTO too because when the roof needs replacing, or the boiler is on the fritz, it’s all up to you, pal. You have to vet the vendors, decide what kind of roof and what will be the financially sound choice of hot water heaters. Tankless? What energy rating is best for your home. What size? OH! You’re gonna hire someone to do all that for you? Then make it $2.50. When we had to replace the boiler in our building we went zero days without hot water and the cost per unit was maybe 2/3 what it would have been in a single family home. so…
But what about daily, weekly, monthly maintenance? Mow the lawn, clean the walks, trim the trees, wash the windows…
That’s what your HOA does are for and then some. Sewer, water, garbage, insurance, sometimes gas and more. So stop complaining and pony up. Cuz now you’ve got time to do fun things.
